With the holdings which include a house, can I rent the land without the house?

No, the house and land cannot be let separately.

Can I just rent the house only?

No, the house and land cannot be let separately.

Do the lettings include farm machinery?

The lettings do not include any farm machinery, such as tractors, trailers, quadbikes, etc.

How much is the rent?

These lettings will all be decided through an informal tender process. Asking for a tender in a farming tenancy is a competitive application process where prospective tenants submit proposals to rent farmland.

Instead of simply renting to the first person who asks, the Landlord usually invites multiple applicants to submit their best offer (bidding) both in terms of financial rent and farming plans. Please read the Tender Process and Selection Process sections of the letting particulars.

Is there a minimum/maximum age limit?

Applications will be considered from anyone over the age of eighteen and there is no upper age limit.

Can you give us an idea of the type of rents other tenants are paying on the Elan Estate?

Due to confidentiality, we cannot provide this information. We also do not provide a guide price because rent may vary according to your specific plans for the business.

How do I apply?

Please look at our website and the individual particulars for more information but as a rough guide the steps are as follows:

1. You should arrange a viewing which is strictly by appointment only

2. You should then submit a tender; details of what this should contain are in the particulars

3. After the deadline applications will be shortlisted, and if you are successful, we will contact you in writing

4. If shortlisted you will then be invited to an interview and if necessary, a second interview may be arranged

5. If you are successful, you will be offered the tenancy subject to satisfactory reference and credit checks

Can I apply without attending a viewing appointment?

We do not accept tenders from people who have not booked a viewing appointment.

Why do I need to provide ID?

We simply need to know who is attending the viewings.

Do I have to live in the house?

Yes. There will be a requirement of the named tenants of the holding to reside in the farmhouse as their permanent residence for the term of the tenancy.  The farmhouse cannot be sub-let.

Do I have to be a Welsh Speaker to apply?

Language isn’t a restricting factor.
